Rental Application Guidelines and Procedures

Before You Apply

Please read this notice in full before beginning your application.

To be considered, all applications must be fully completed, and the application fee must be paid. If a section does not apply to you, please mark it as "N/A." Incomplete applications, conflicting information, or missing documentation will result in delays or disqualification.

What You'll Need to Submit

1. Individual Applications

Each adult (18 years or older) who intends to reside in the home must submit a separate application through our official website at www.platinumpeaksidaho.com.

Applications submitted via third-party platforms (e.g., Zillow) will not be accepted. If you need help, please contact our office.

2. Application Fee

Each applicant and co-signer must pay the non-refundable application fee. Processing will not begin until payment is received.

3. Valid Photo ID

A current government-issued photo ID (e.g., driver's license, passport, military ID) must be uploaded for each applicant.

4. Pet/Animal Screening

If you have a pet, service animal, or emotional support animal, you must complete the animal screening section of the application. This process is handled through a third-party service. If pets are permitted at the property, a non-refundable pet fee and monthly pet rent will apply. No fees are charged for service or support animals.

Required Supporting Documents

Employment & Income Verification

Submit PDF copies of your four most recent pay stubs. Screenshots or image files (e.g., .jpg, .png) will not be accepted and may delay processing.

Self-Employed Applicants

Provide two months of bank statements and your most recent full-year tax return in PDF format.

Group Applications

To ensure quicker processing, applications should be submitted together by all applicants.

Application Review Process

Applications are evaluated based on:

  • ● Credit history
  • ● Background check
  • ● Employment and income verification
  • ● Rental history
  • ● Identity verification

Applications are processed in the order they are received. Once all required materials are submitted. Please allow up to 48 hours for review.

Additional Screening Criteria

Credit Score Requirements

  • ● Minimum score: 650
  • ● Scores between 550–649 may be considered with conditions:
    • o Fewer than 3 unpaid collections per applicant
    • o Higher security deposit
    • o Strong income and rental history

No Credit History

Applicants without a credit score may be required to have a co-signer or may be denied.

Verification

All information provided, including prior addresses and employment, is subject to verification.

Automatic Disqualification

Applications will be denied if:

  • ● Total outstanding collections, judgments, or liens exceed $10,000
  • ● There are any collection actions from a previous landlord or property management company
  • ● The applicant has an open bankruptcy

Bankruptcy History

Applicants with a bankruptcy discharged within the past 12 months may be asked to provide a larger security deposit or prepay multiple months of rent, depending on the circumstances.

Credit Reports

We will obtain a credit report directly from our screening provider. Reports submitted by applicants will not be accepted.

Rental History Requirements

Applicants must have at least 12 months of positive, verifiable rental history or homeownership from a non-family source immediately preceding the application date. If no rental history is available, an increased deposit may be required for consideration.

Applications may be declined for the following reasons:

  • ● Prior eviction(s)
  • ● Legal action or collections initiated by a current or former landlord
  • ● Property damage beyond normal wear and tear
  • ● Documented illegal activity on the premises
  • ● Violations of lease terms or community rules
  • ● A landlord's refusal to rent to the applicant again
  • ● Two or more late payments or returned checks reported by a landlord (may result in denial or require a higher deposit)

Additional reasons for denial may include:

  • ● Security deposit withheld due to damage (excluding standard cleaning)
  • ● Failure to provide proper notice to vacate
  • ● Early termination of a lease agreement

Criminal Background Screening

Felony convictions within the past three years will be reviewed at management's discretion. However, the following offenses will result in automatic denial:

  • ● Felony drug manufacturing or distribution
  • ● Violent felonies involving harm to people or property
  • ● Felony convictions requiring sex offender registration

$Income Requirements

Applicants must demonstrate a gross monthly income of at least 2.5 times the rent. If applying with roommates, each individual must show income equal to 1.5 times the monthly rent.

Applicants relocating from outside the area must provide documentation confirming future income upon arrival.

Platinum Peaks Property Management is committed to providing fair and consistent application processes. In certain cases, we may offer an alternative qualification method for applicants. If an applicant chooses to prepay the full lease term's rent in advance, income requirements may be waived.

Please note:

  • ● All other standard screening criteria, such as rental history and background checks, will still apply.
  • ● This option is available to all applicants on an equal basis, in compliance with federal and state Fair Housing laws.
  • ● Prepayment must include the entire lease term rent and any applicable deposits or fees as outlined in the lease agreement.

Co-Signer Policy

Applicants who do not meet standard credit or income criteria may be considered with a qualified co-signer.

Co-signers must meet the following conditions:

  • ● Minimum credit score of 680
  • ● Gross monthly income of at least 4 times the rent
  • ● No criminal history
  • ● Valid government-issued ID
  • ● Must be located and employed within our managed region
    • o This requirement may be waived for verified full-time students. Student applicants must provide proof of enrollment, such as a class schedule, student ID, or enrollment verification.

Co-Signer Liability

All co-signers are jointly and individually responsible for the full lease obligations, including rent, fees, and damages, regardless of which tenant incurred the charges.

Application Processing Timeline

Applications are typically reviewed within two business days, depending on how quickly references respond. If reference responses are not received after multiple attempts, the application may be declined 24 hours after the final request.

Approval and Lease Acceptance

Once approved, applicants must sign the lease and submit the security deposit, administrative fee, and any applicable pet fees within 24 hours to secure the property. Failure to do so may result in the property being offered to other applicants.

Security deposits must be paid via cashier's check, money order, or online through the Resident Portal.

After signing the lease, tenants must begin rent payments and transfer utilities into their name 3 days before the lease start date. If the tenant chooses not to move in, they will be considered in breach of contract and may be held responsible for:

  • ● Lost rent until the property is re-rented or the lease term ends
  • ● Advertising and marketing expenses
  • ● Utility charges
  • ● Lawn care and other maintenance
  • ● Any transportation or turnover costs incurred

Lease Signing and Move-In Requirements

To take possession of the property, the following must be completed within 24 hours of approval:

  • ● Payment of security deposit, administrative fee, and pet fees (if applicable)
  • ● First month's rent (prorated if applicable)
  • ● All payments must be made via cashier's check, money order, or Resident Portal
  • ● Proof of utility transfer must be submitted at least 3 days before the lease start date

Keys will be released only after all move-in requirements are met.
