Pet Policy
Platinum Peaks Property Management LLC permits pets in select rental units, with a maximum of two pets per household. Pet approval is subject to the owner's discretion, particularly regarding size and breed. While weight limits may vary, all pet owners must adhere to the following guidelines:
Pet Fees & Requirements
- Pet Fee: $400 per pet (non-refundable; maximum of 2 pets)
- Monthly Pet Rent: $45 per pet
- Approval Requirement: A current photo of each pet must be submitted for review and approval.
Cats & Dogs
Breed Restrictions:
The following breeds, including any mixed or hybrid versions, are not permitted:
- o Pit Bull
- o Rottweiler
- o German Shepherd
- o Wolf
- o Husky
- o Malamute
- o Chow
- o Akita
- o St. Bernard
- o Doberman
- o Staffordshire Terrier
- o American Bulldog
Other Animals
Birds:
Must remain caged indoors. Noise complaints may result in restrictions.
Small Mammals:
Guinea pigs, hamsters, and gerbils are allowed but must be kept in cages.
Small Reptiles:
Considered on a case-by-case basis.
Fish & Turtles:
- o Tanks under 5 gallons are permitted.
- o Tanks up to 10 gallons may be allowed in ground-level units only.
- o Turtles must remain in enclosed habitats.
Exotic Animals:
The following are not allowed:
- o Spiders
- o Certain reptiles (e.g., iguanas)
- o Ferrets
- o Skunks
- o Raccoons
- o Livestock
- o Parrots and other exotic birds
Other Pets:
Any pet not listed above requires written approval from upper management.
General Pet Rules
- ● Pets must be leashed at all times when outside the unit.
- ● Pets may not be left unattended on balconies, patios, or in common/unfenced areas.
- ● Owners must clean up pet waste immediately and ensure pets relieve themselves away from common areas.
- ● Pets are not allowed in shared amenities such as the clubhouse, pool, gym, or playgrounds.
- ● Tenants with pets agree to allow the landlord to conduct semi-annual yard and home inspections at a cost of $40 per visit. These inspections help ensure that pets are not causing damage to the property.
- ● Non-compliance with these rules may result in the removal of the pet from the property.
Assistance Animals
Platinum Peaks Property Management LLC complies fully with the Fair Housing Act and the Americans with Disabilities Act. Applicants with service or emotional support animals must:
- ● Disclose the animal on the rental application.
- ● Provide a signed and verifiable letter from a licensed health care professional who has a therapeutic relationship with the applicant.
Failure to disclose an assistance animal may delay processing of your accommodation request, but tenants may request reasonable accommodation at any time during tenancy.
